Edward (Ward) Fitzgerald

Managing Principal, CEO and Co-Founder


Mr. Fitzgerald is responsible for providing strategic direction and cultural leadership, conceiving and raising capital for investment vehicles, chairing investment committees, and utilizing relationships to source investment and leasing transactions. He has been instrumental in raising 16 investment vehicles and co-invest/joint venture programs in the U.S. and Europe, which total $7.0 billion in equity commitments and serve some of the most prominent institutional investors across North America, Asia, the Middle East and Europe. He was also instrumental in procuring the sovereign wealth and international pension fund buyers for Exeter’s $2.3 billion property sale in 2018 and a $3.15 billion property sale/recapitalization in 2015.  Since co-founding Exeter, he has overseen the acquisition and management of over 400 real estate transactions totaling more than $11 billion in asset value and 160 million square feet.  Prior to Exeter, Mr. Fitzgerald worked for Liberty Property Trust (“Liberty”) for 14 years, ultimately as Northeast Regional Director, where he oversaw all aspects of acquisitions, asset management, development, leasing and property management of Liberty’s largest region which included 180 office and industrial properties.  In addition, Mr. Fitzgerald was part of the executive team that restructured Liberty and took the predecessor company public in 1994.  Prior to Liberty, Mr. Fitzgerald worked in the Real Estate Consultancy group at Coopers & Lybrand from 1989 to 1992 with a focus on Resolution Trust Corporation (RTC) workouts and bankruptcy. Mr. Fitzgerald holds a MBA from Harvard Business School and a BA in Business Administration from the University of Notre Dame.
